My name is Bill Falkanger and welcome to our A-Appraisals Web Site. I began full time appraising in 1977 as the younger half of a father son team. Basic qualifications include: General Licence state of IL, IFAS designation, ERC member, VA and FHA approved. I am currently serving on the Board of Directors for the Chicago Chapter of the National Association of Independent Fee Appraisers. Over the past two years our group has organized several successful lunch meetings which have drawn 100 +/- and 170+/- attendees by offering pertinent topics and speakers. We were particularly impressed with these results during an off year for both CE renewals and overall economic conditions. The most recent luncheon included a presentation on the "Appraiser's WorkBench" a program which is able to take data from the MRED MLS system and provide meaningful statistical and trend information. The program will also automatically populate the 1004MC form with relative ease. In January 2010 the Chicago Chapter offered the first 2010-2011 live USPAP class in the metro area.
As a general practice real estate appraisal business our firm regularly completes assignments on a variety of commercial and residential property types. Residential assignments are typically completed for: various relocation companies, mortgage purposes, legal (typically estate/divorce), appraisal reviews, and real estate tax needs. Commercial assignments vary from industrial, retail, mixed use, multi family, land and numerous others. Frequently we are requested by legal counsel to testify and be available for depositions.
On the residential side, our firm is experienced in providing real estate valuations for properties throughout the Chicago Metropolitan area. Our coverage area includes Lake, Cook, McHenry, Dupage, Kane, and Will Counties. For specific residential assignments, which primarily include relocation requests, our service area is narrowed to a tighter region which includes the north and northwest suburbs of Lake, Cook, and McHenry Counties.
The commercial division is capable of handling assignments within this same six county coverage area. Assignments are regularly completed on retail, office, industrial, multi family, mixed use, and vacant land. Economic conditions have recently required assignments on a number of partially completed residential subdivisions.
